After Spainโs Golden Visa program stopped accepting new applications, many holders of investmentโbased residence permits started asking the same question: Can I still keep my status and renew my Spanish Golden Visa?
The good news is that the end of the program did not affect the rights of investors who obtained their Golden Visa before it closed. Even though new permits are no longer issued, current holders continue to enjoy all the legal possibilities โ including renewing a Golden Visa in Spain and later moving to a longโterm residence status.
Requirements to Renew a Golden Visa in Spain
The main requirement for a Golden Visa renewal stays the same: you must maintain the basis on which your residence was granted. In most cases this means holding real estate worth at least โฌ500,000, purchased without a mortgage for that amount.
In addition to keeping the investment, Spanish immigration authorities will check:
- that you have valid health insurance in Spain,
- that you possess sufficient financial means, and
- that you have no serious tax violations or debts with the Spanish Tax Agency (Agencia Tributaria) or Social Security (Seguridad Social).
One of the biggest advantages of the Spanish investor visa remains: to renew a Golden Visa, you do not need to live in Spain permanently or spend most of the year here. This flexibility is unique and continues to apply even after the programโs closure.

Importance of Taxes When Renewing Your Golden Visa in Spain
In practice, tax matters now cause the majority of delays in Golden Visa renewal applications. Before making a decision, the authorities check whether you have any outstanding debts with the Tax Agency and the Social Security system.
Property owners need to be especially careful: you must meet all tax obligations tied to your Spanish property on time. Even small slipโups โ such as a late payment of local property tax (IBI) or nonโresident income tax โ can lead to additional enquiries and longer processing times for your Spanish Golden Visa renewal.
For this reason, our immigration lawyers recommend obtaining confirmation in advance that you have no outstanding debts (certificado de estar al corriente de obligaciones tributarias) and checking your tax status well before starting the renewal process.
Selling Property After Spainโs Golden Visa Program Ended
This is by far the most debated question now that the program has closed.
Before April 2025, investors could sell the property they had used to obtain the Golden Visa and replace it with another one, keeping the right to renew. After the program ended, these transactions became much trickier.
If you replaced the property before 3 April 2025 and the substitution was properly documented, renewing your Golden Visa is usually still possible. However, selling the property after the programโs termination requires a prior legal analysis, because a new property can no longer automatically be treated as a qualifying investment under the closed Golden Visa scheme.
In short: any transaction involving the property behind your investor visa should only be planned after a thorough migrationโimpact review. If you are thinking of selling, book a consultation and we will help you map out the risks before you move forward.
From Golden Visa to EU LongโTerm Residence
For many investors, the Spanish Golden Visa is not the final goal โ it is a first step toward a more stable status in Spain. After five years of legal residence, you can apply for an EU longโterm residence permit (residencia de larga duraciรณn). This status no longer depends on keeping your original investment and gives you significantly broader rights, including the freedom to work and travel visaโfree within the Schengen area.
However, there is one critical condition: you must prove that you actually lived in Spain during that fiveโyear period. If you used your investor visa only for occasional trips and spent most of your time outside the country, you may not qualify.
That is why it is essential to plan your longโterm immigration strategy well in advance โ not just before the fiveโyear clock runs out.
Golden Visa Renewal Checklist
To avoid problems when your renewal application is reviewed, go through this checklist several months before your residence card expires:
- Investment documents: upโtoโdate proof of ownership (property deed, โnota simpleโ from the Land Registry, proof of purchase price and no mortgage on the โฌ500,000 portion).
- Tax clearance: recent โcertificado de estar al corrienteโ from the Tax Agency and Social Security confirming no debts.
- Health insurance: a valid private medical insurance policy that meets Spanish requirements, covering all family members included in the permit.
- Financial means: bank statements showing sufficient funds to support yourself (and your family) during your stay.
- Family membersโ documents: passports, marriage/birth certificates, and proof of their legal status if they are included in your residence permit.
Preparing these documents early lets you address any problems in time and avoid unnecessary processing delays.
